Yesterday, we scheduled several digital viewings for today. Unfortunately, nobody bothered to call us. I had to message and call them in order for me to find out that the apartments were no longer available. Apparently their time is more valuable than that of other people. Reading some of the other bad reviews tells me that you should stay far away from this agency.

Living together with over a hundred households can be nice but also creates challenges. You get the impression that a lot of efforts of maintenance staff go into cleaning the mail box area or the waste sorting area. Some of the nicer parts are certainly the roof terrace (when no rubbish is left behind) and the attempts to organise a few common activities per year. While mainly targeted to families, it's nice to know who's living around. A basement banquet facility (in pre-corona times) is ok, but the kitchen has more material available than what you normally expect in such an area. Not all initiatives are successful, and (due to corona?) some of them take rather long. The neighbouring building is managed by a different company and attempts to manage noise at night together so far don't sound a big success. In the beginning (now living here for almost 4 years) there was a local office nearby. That eased the communication especially when something needed repair in the common areas as the people sitting there were also the ones doing the work. Or if they needed to be at your place for something, it was possible to drop a key with them. Now we have a building manager that is active but that's an extra step. Of course, the communication language is Danish, but key information is provided in English in the entrance hall as well. In the oral communication, I have mixed experiences (and that's when it matters: I can read Danish without too many problems, but having a detailed question and good answer on that is where the real challenge is). As I like the area and my colleagues are jealous about the size of my balcony, this apartment has the right size for me. But I'm looking forward to how things are picked up and solved after the corona pandemic.

THE WORST moving out experience I have ever experienced! Balder didn't give us notice about the upcoming expiration of the leasing contract and the basically forced us to move out within 7days.. Honestly, I don't feel like wasting my time on describing how horrible is this company.. Just please stay away from the Balder!

Basically a legalized scam. At the end of a 2 years tenancy they kept 35.000kr from the deposit for doing renovations. Apparently the 17.000kr of monthly rent wasn’t enough to cover the usage deficiencies. Also, they have taken 9 weeks to reimburse the few coins left in the deposit after we repeatedly followed up and received “promises” that our case was being processed.

Stay away!!! I ignored all the negative reviews of those complaining about never seeing the deposit back, also encouraged by good customer service during the tenancy. However, at the end of our tenancy, we saw about 35.000 dkk from our deposit being spent for renovations, regardless of how well we kept the flat. Balder used an extremely expensive vendor for the renovation, resulting in a cost higher than what I spent to renovate a whole very old flat by vendors I chose myself. Finally, it took them 9 weeks to return the few coins of deposit left, and I had to follow up repeatedly. If you have budget to waste this way, you might want to consider buying a flat instead of renting from Balder. It might be convenient, and so much money surely adds up to your downpayment, instead of being wasted on a rental. We will never do the same mistake of renting from Balder or recommending it to friends, and I will also apologise to those who I recommended it to.

Essentially a criminal organization. They will do everything they can to take your whole deposit, completely unethical. If you can avoid renting from them, then treat them like the plague and go elsewhere. You will save yourself a lot of headaches. If you do rent from them, expect to lose your whole deposit. If there is anything left of your deposit, they will hold onto it for 2-3 months (maybe more, we haven't gotten it back yet of course). They are surely investing your money and making money off of it after you move out. And they had 3 months notice so they could have had it on hand. They will also make you move out 10 days before your end date. So you have to pay while they get the apartment. Again, you are paying for the apartment and you are not allowed to live there. The guy checking the apartment while moving out was very arrogant and condescending. Simply terrible customer service. They have all the power in the situation and they know it. An unethical, unjust company. I would give zero stars if I could.

Dreadful company stay away!! They do not keep their promises, rent prices are through the roof but you would atleast expect some service when it comes to getting your problems fixed. Our terrace door has been damaged for over a year now and we have written countless emails asking them to get it fixed. They simply do not care. Don't want to spend any time or money on resolving long standing issues. Don't expect prompt email replies either.
